Installed, most Long Island decks land between $45 and $150 per square foot depending on material and height. A 300 sq ft pressure-treated deck typically runs $13,500 to $18,000; the same deck in capped composite runs about $21,000 to $28,500; mahogany or ipe pushes $33,000 to $45,000. Elevation drives the number more than homeowners expect — a second-story deck needs taller posts, bigger footings and a full stair run, and that can add 20 to 30 percent over a ground-level build.
Almost always. Every town on Long Island — Hempstead, Oyster Bay, Huntington, Babylon, Islip, Brookhaven and the rest — requires a building permit for an attached deck, and most require one for a freestanding deck above a certain height. You will need a survey, a plot plan and a framing plan, and the town will inspect the footings before they are poured and the frame before decking goes down. We pull the permit, file the drawings, meet the inspector and hand you the final certificate of completion. A deck built without a permit becomes your problem at closing when you sell.
Capped composite is the right call for most families. It shrugs off salt air, does not splinter, and never needs sanding or sealing — you wash it twice a year and you are done. Wood is the right call if you want the look of real mahogany or cedar and you genuinely will re-oil it every year or two. What we will tell you honestly: composite gets hot underfoot in full July sun, so if your deck faces due south with no shade, choose a lighter board color or plan for a pergola.
Construction itself is usually five to ten working days for a typical 300 to 500 sq ft deck. The longer part is the permit — Long Island towns generally take two to six weeks to approve a deck application, depending on the town and the season. If you want the deck for Memorial Day, come talk to us in February or March. We book the spring calendar early.
Sometimes — but only after we open it up and inspect it. We check the ledger and its flashing, probe the joists and beam for rot, look at the footing depth, and confirm the joist spacing supports the new decking you want (composite usually needs 16 inches on center, or 12 inches for a diagonal layout). If the frame is sound and the footings are real, re-decking saves you real money. If the ledger was lag-bolted through siding with no flashing — which is what we find on most 1990s decks — we will tell you the frame has to go. We are not putting $12,000 of composite on a frame we do not trust.
The manufacturer warranties the decking boards themselves — typically 25 to 50 years on capped composite against fade and stain, and structural coverage on pressure-treated lumber. The exact term varies by product, so we go through your specific coverage with you before you sign.
