Most Long Island capes, splits and colonials fall between 1,600 and 2,600 square feet of wall area. Vinyl over a properly detailed weather barrier typically runs $14,000 to $24,000. Insulated vinyl and engineered wood land around $22,000 to $36,000. Fiber cement generally runs $30,000 to $52,000, and cedar shake $40,000 to $70,000 or more. Those numbers include tear-off, disposal, house wrap, flashing, trim and labor. We give you a firm written price after we walk the house — never a phone quote.
It's legal and it's cheaper, and we still don't recommend it. Siding over the old layer means nobody looks at the sheathing, the old house wrap stays untaped, and the flashing behind windows and at the roof-wall intersections never gets corrected. If there's rot back there, you've just sealed it in for another 20 years. We tear off to the sheathing so we can see and fix what's actually causing the water to get in.
Both work close to the shore, and both outperform wood there. Fiber cement is heavier, more impact-resistant and holds paint for 12 to 15 years, which is why it's the usual pick for exposed south-shore and north-shore waterfront homes. Quality vinyl won't corrode in salt air either and costs roughly half as much — the tradeoff is that hard-driven debris in a nor'easter can crack a panel. What matters more than either choice is the flashing and drainage plane behind it. Bad details fail near the water no matter what you hang on the wall.
A typical Long Island home is 5 to 10 working days for vinyl or engineered wood, and 8 to 15 days for fiber cement or cedar because there's more cutting, priming and trim work. Rot repair adds a day or two. We tear off and dry-in one elevation at a time, so your house is never left open overnight — that matters here, where a clear afternoon can turn into two inches of rain.
Yes, and we price it before we start so it's never a surprise. Sheathing replacement runs about $95 to $140 per 4x8 sheet installed, including the plywood, fasteners and disposal. Rotted studs or a compromised rim joist are quoted separately once we can see them. On most homes we find between zero and six bad sheets — usually under a window, at a kitchen or bath vent, or wherever a kick-out flashing was missing. You approve any rot repair in writing before we do it.
The manufacturer warranties the siding itself — typically limited lifetime on vinyl, 30 years on fiber cement, and 30 to 50 years on engineered wood, with separate finish coverage. The exact term varies by product, so we go through your specific coverage with you before you sign.
