Steps, walkways and walls that are still level in year fifteen.

A standard three-to-four riser front stoop with a small landing typically runs $4,500 to $9,000 installed, depending on the material and how much of the old structure has to come out. Poured concrete steps with a bluestone tread and brick riser face are the most common request and usually land in the middle of that range. Wraparound stoops, curved landings, wrought iron railings and full stone veneer push it higher. Demolition and disposal of the old steps is a real line item — an old poured slab can be several tons of concrete — and we price it separately so you can see it.

If the brick faces are sound and the problem is crumbling, recessed or missing mortar joints, repointing is the right call and a fraction of the cost of a rebuild. If the bricks themselves are spalling — faces popping off, corners crumbling, hollow when tapped — or the wall has bowed, bulged or separated from the structure, repointing only hides a failure that will come back. We grind out the joints on a test section first and tell you honestly which one you're looking at. On older Long Island housing stock, roughly two out of three brick jobs we're called for are repointing, not rebuilds.

Almost always the base. If the contractor skimmed 3 to 4 inches of loose stone over topsoil instead of excavating down and compacting 6 to 10 inches of processed gravel in lifts, that base holds water. Long Island goes through dozens of freeze-thaw cycles a winter, and water expands roughly 9% when it freezes. That expansion lifts the slab or the pavers, and when it thaws they settle back unevenly. The finished stone had nothing to do with it — the failure happened before the first brick was ever set.

It depends on height and location. Most Long Island townships require a building permit once a retaining wall exceeds roughly four feet of exposed height, and many require engineered drawings at that point. Walls near a property line, in a drainage easement, or supporting a driveway or pool can trigger review at lower heights. We check your specific town code before we quote, pull the permit ourselves when one is needed, and build to the approved drawings. A wall built without a required permit becomes your problem at closing when you sell the house.

April through mid-November is the sweet spot. Mortar needs sustained temperatures above about 40°F to cure properly, and concrete poured in a hard frost can lose a meaningful share of its strength permanently. Spring and early fall are ideal — warm enough to cure, cool enough that mortar isn't flashing off before it's tooled. We do work in cold weather using heated enclosures and blankets when a job can't wait, but we'll tell you when waiting six weeks gets you a better wall for the same money.
